What is included

Your quoted rate is for the private use of the property for up to 12 people at Upcott (up to 6 at The Gallery/Gospel Hall). We provide: all bedding, towels and linens; handsoap; utilities; cleaning sundries such as kitchen towels, dishwashing tablets and laundry liquid; and an array of baby equipment including cot, bath, high chair and toys

At Upcott House we also provide logs for the wood-burning stove. In addition, we can arrange for your online supermarket order to be receipted prior to arrival (Waitrose, Sainsbury's and Tesco all deliver to the area)

Booking

Your booking is confirmed only after a payment has been made. Full payment is due for bookings arriving within four months. Advance bookings (greater than four months) can be secured with an initial 50% deposit. We also require a damages deposit (£500 for Upcott House/£250 for Gallery & Gospel Hall) which will be held against your debit or credit card until after satisfactory check out

Payment methods

Our preferred form of payment is by card over the phone. Personal debit cards do not incur any additional fees. Credit cards, commercial cards and all non-UK cards attract a 2% bank transaction fee. Payment of international bank transfer fees are also the responsibility of the guest. We are unfortunately unable to accept cheques

What you need to bring

As we provide all bedding (including cot bedding) you only need to bring whatever your baby sleeps in, eg Grobag. Please also bring your own beach towels. We provide handsoap but please bring your own toiletries

VAT

Our quoted rates include VAT. Should you require a VAT receipt please ask when booking. Our VAT Registration Number is 977 3504 85

Additional bed spaces for young children

We don't apply a supplement for babies / toddlers who are able to sleep in a cot (we can provide up to 2 cots). At Upcott, there is a £50 supplement for each additional younger child over the 12-adult bed spaces (we can accommodate up to 2 sleeping in good-quality 'z-beds'). Older children should be accounted for in the adult bed spaces

Cancellation

Refunds can only be made in the event we are able to re-sell your booking. Cancellations made with 28 days of arrival are non-refundable. We strongly recommend you take out appropriate insurance. Any refund will attract a small processing fee

Additional services

Please let us know if you require additional services such as catering, childminding or housekeeping and we will happily put you in touch with excellent local providers

Beloved pets

Very occasionally we accept a small dog at our properties and strictly with prior agreement (guide dogs / hearing dogs welcome). A £50 cleaning supplement applies

Guest responsibilities

We fully expect you to take advantage of all that our properties have to offer, and with that come certain responsibilities. These are set out in the information pack provided on arrival and in our terms and conditions. You and your party should take the time to read these documents

Please pay particular attention to health and safety requirements, rubbish and recycling management, efficient energy and water usage, care and consideration of each property and its neighbours, and actions required prior to check out. You won't find any of these too onerous

Arrival and departure

Check in is from 4pm on arrival day and check out by 10am on departure day. Depending on availability, we may be able to offer you an earlier/later check in/out. Please enquire when booking

Smoking

In accordance with current fire regulations, all our buildings are strictly smoke-free. Smoking is not permitted within any building at any time

Parking

Upcott House has spacious private parking for up to 6 cars of any size. The Gallery has private parking for one average or two small cars. There is no dedicated parking at the Gospel Hall. There is some parking on Fore St and the village carpark is 100 metres away. A weekly permit costs only £18 and covers all East Devon car parks
