What is included
Your quoted rate includes the private use of the property for up to 12 people at Upcott (up to 6 at The Gallery). At each property we provide: all bedding, towels and linens; utilities; cleaning sundries such as kitchen towels, dishwashing liquids / tablets and laundry liquid; and an array of baby equipment including cots, bath, high chairs, monitors and toys
At Upcott House (only) we also provide a welcome hamper comprising wine, tea, coffee, biscuits and milk; and a starter basket of logs. We can also arrange for your online supermarket order to be unpacked prior to arrival (Waitrose, Sainsbury's and Tesco all deliver)
Booking
A 30% deposit is payable within seven days to secure your booking, the balance is due within three months. We also ask for a damages deposit (£500 for Upcott House / £250 for The Gallery) which will be held against your debit or credit card until after satisfactory check out
Payment
Our prefered form of payment is by card over the phone. Debit cards are free and credit cards attract a 2% transaction fee
VAT
What you need to bring
We provide a sheet for the cots so you only need to bring whatever your baby sleeps in, eg Grobag. Please also bring your own beach towels. Aside from that you can relax, we will do the rest...
Bed spaces for children
Our quoted rates include VAT. Should you require a VAT receipt please ask when booking. Our VAT Registration Number is 977 3504 85
Cancellation
Refunds can only be made in the event we are able to re-sell your booking. Cancellations made with 28 days of arrival are non-refundable. We strongly recommend you take out appropriate insurance. Any refund will attract a small processing fee
Beloved pets
Pets can only be considered by exception. Large dogs are better accommodated in local kennels. Guide dogs / hearing dogs are welcome. We apply a £25 cleaning supplement per dog
We don't apply a supplement for babies / toddlers who are able to sleep in a cot (we can provide up to 2 cots). We do however at Upcott apply a £50 supplement for each additional younger child (we can accommodate up to 2 sleeping in good-quality 'z' beds). Older children should be accounted for in the 12-adult bed spaces
Additional services
Please let us know if you require additional services, such as catering, childminding and housekeeping or onsite beauty treatments
Guest responsibilities
Arrival and departure
We fully expect you to take advantage of all that our properties have to offer, and with that come certain responsibilities. These are set out in the information pack provided on arrival and in our terms and conditions. You and your party should take the time to read these documents
Please pay particular attention to health and safety requirements, rubbish and recycling management, efficient energy and water usage, care and consideration of each property and its neighbours, and actions required prior to check out. You won't find any of these too onerous
Check in is from 4pm on arrival day and check out by 10am on departure day. Depending on availability, we may be able to offer you an earlier/later check in/out. Please enquire when booking
Smoking
In accordance with current fire regulations, all our buildings are strictly smoke-free. Smoking is not permitted within any building at any time

We are happy to recommend similar-quality accommodation if your chosen dates are not available. Please contact us for details
Upcott House has spacious private parking for up to 6 cars of any size. At The Gallery there is private parking for one large or 2 smaller cars. If needed, the Beer village carpark is only 100 yards away; a weekly premit costs £18 and covers all East Devon car parks
